A property services company becomes a property management company? The concept is almost unheard of in our industry, but that is precisely what IMS did, over many years. IMS Services is a division of IMS, and the overall service arm of the corporation. A major difference between IMS and other property managers is that IMS does not contract out our property services to outside contractors. This guarantees us total control over all work performed, and never having to deal with loyalty from subcontractors.
The primary objective of any professional property manager should be the maximization of the return of the investment for the asset. As such, complete control over the process of providing the property services required for any asset should be of paramount concern for the property manager. IMS has perfected this process, and we are extremely proud of the service members and managers, who serve in highly visible roles.

What Happens to Your Property - With the Average Property Manager
If you read our home page, you saw our warning about partnering with a property manager, in that you are literally handing them the keys to your front door. But what really happens when you do so? Let's take a moment to explore the truth behind the scenes of what actually happens. Remember, IMS contracted with dozens of property managers as a property services entity for a number of years, before transitioning to a full-service property management company. Therefore, we know what happens behind the scenes with other property managers. The following is a typical scenario with our competition.

Once the property has been onboarded by the property manager, it is eventually occupied by a lessee. Regardless the asset type, the asset will eventually turn, and a new lessee will take the place of the old one. During the time of the initial lessee, and during the period of transitioning to a new lessee, things happen in the property. HVAC units stop working, garbage disposals break down, the unit requires cleaning, or the carpets and upholstery need cleaning, and on and on.

While your property manager MAY have internal employees which handle some property services, these are only generally regulated for cleaning and basic maintenance. However, the vast majority do not have internal employees for even these two basis services.

So who provides the servicing the asset requires? A local vendor, the property manager may or may not have utilized in the past. This vendor is a separate business entity, with their own clients, and own loyalties. They have a contractual relationship with the property manager, and in most cases, the property manager is at the mercy of the vendor, 1) When they show up to facilitate the service, 2) How much they charge for the service, 3) Who, from their organization actually goes to your property, 4) Whether the vendor actually chooses to have an inspector inspect the completed work.

Horror stories abound in the property management industry, especially with cleaning and maintenance vendors. We will not go into any details as to that which we have witnessed over the years, but if you are curious, simply review a Facebook groups page related to short and long-term rentals, and you will be mortified at that which is allowed to go on in these assets.
