As part of our multifamily property management oversight of your multifamily asset, IMS will manage:
 

1. Conducting reference, credit and criminal verifications on all prospective tenants.  In addition to the above, IMS will verify rental history, as well as income verification

2. Creation and execution of a signed annual lease agreement for all tenants

3. Collection of all applicable security deposits

4. Collection of rent

5. Dissemination of funds to the asset holder at the beginning of each month

6. Perform all property services, including cleaning related to apartment move outs, common area cleaning, property maintenance, landscaping, painting, flooring replacement, fixture replacement, etc.

7. Process, service and oversee evictions

8. Conflict resolution 

9. Staffing and management of all applicable employees required for the oversight of the assets daily operations

10. Bill the client only for occupied units, as well as any agreed upon recurring services, such as landscaping, maintenance, and cleaning.
